Smart Food @ Mandai: A Freehold Home for Food Makers

Smart Food @ Mandai is a ten-storey, fully ramped-up B2 food factory at 10 Mandai Estate, designed from the ground up around food production rather than retrofitted from a generic warehouse. A delivery vehicle can drive right up to a unit's door on levels two through ten, and cold rooms, dual-key partitions and adjoining-unit combinations are part of the plan.

The development holds 84 production units plus an ancillary canteen across roughly 157,319 sqft of gross floor area, with floor-to-floor heights reaching 7.0 metres on the first storey and 5.95 metres on typical upper floors — generous clearance for mezzanines, tall racking and extraction systems. Being freehold, it is a long-term home rather than a depreciating lease.

Much of the design is invisible until needed: separate lifts keep raw and cooked food flows apart to support hygiene discipline, with two passenger/fireman lifts and two service lifts moving people and goods independently. It sits beside the Sungei Kadut Eco-District in the established Mandai food cluster.
